MEDITERRANEAN VILLAS, offering high-end custom luxury, are coming to the walkable streets and scenic trails of Lakeside. Designed with empty-nesters in mind, especially those downsizing from estate homes, the Mediterranean Villas will include all of the finest finishes, but with fewer square feet and less acreage.

To build homes for this audience, the Lakeside team recruited Van Trease Designs, led by Corey Van Trease.

“Corey has designed and built homes for very discriminating buyers in communities like Vaquero, Southlake, and Flower Mound,” said Richard Myers, managing partner of Realty Capital, development partner in Lakeside Village.

“Our clients are accustomed to the finer things and are now ready to enjoy them on a more efficient scale.”

“Corey’s clients swear by him. That trust was very important to us. We want buyers of the Mediterranean Villas to have every confidence that their vision will be realized.”

“The beauty and efficiency of the homesites in Lakeside Village,” explained Van Trease, “suits our clients who are starting a new chapter in life — a chapter with less home maintenance and more freedom to travel.

“Our clients are accustomed to the finer things and are now ready to enjoy them on a more efficient scale — in a community designed to help them engage with their surroundings and their neighbors.”

The Mediterranean Villas will offer floor plans that range from 2,800 to 3,500 square feet on homesites requiring little maintenance. The villas will range in price from $1 to $1.5 million.

Buyers will find that Van Trease pays close attention to their vision. That’s one of the characteristics that clients appreciate most about him.

I had the best homebuilding experience of my life with Corey Van Trease,” emphasized Hank Haney, the world famous golf instructor who, along with wife Suzanne, worked with Van Trease to design and build their home in Vaquero.

“In my world, fine details make all the difference between the average and the excellent. I discovered that Corey lives in that same world. Besides being innovative and creative, he is a terrific listener!

“My wife and I always felt like we were at the top of his priority list,” Haney added. “I could not recommend Corey and his talents enough. I consider him a family friend.”

“Helping homebuyers put their unique fingerprint on their new home,” Van Trease insisted, “that’s a part of the job I really enjoy.” Van Trease has worked with many well-known architects and interior designers over the years.

For the Mediterranean Villas, Van Trease will collaborate with Highland Park architect Larry E. Boerder, the master architect for Lakeside Village.

“The Santa Barbara style of the villas suits our climate and fits the architectural theme of Lakeside,” said Boerder, who studied in Europe early in his career and has remained, admittedly, a bit old school (he prefers a pad and pencil to computer-aided drawing).

“Everyone sees the special opportunity to create a landmark community on this site.”

Boerder has designed many multi-million-dollar homes in Highland Park and Dallas using the Santa Barbara style. But he relishes the opportunity to create three neighborhoods of Santa Barbara-style homes in Lakeside.

“No two villas will be exactly alike,” Boerder explained, “but scale, proportions, and materials will tie them together and sculpt very attractive blocks.”

“I am ecstatic to be working with the caliber of planners, architects, and developers on this project,” said Van Trease.

“Everyone sees Lakeside Village as a special opportunity to create a landmark community.”
